Episode 9: Try Not to Focus on Doing Everything

After success in IT and single-family investing, Kavitha decided to take on the daunting task of multifamily real estate investing.  Fortunately, she learned early on that focusing on doing one thing well was best.

About Kavitha:

Kavitha Baratakke, a principal at Cherry Street Investments is an Austin-based Real Estate investor and a full-time Multifamily Sponsor with over 10 years of investing experience in single-family and multi-family real estate. Prior to real estate, she spent 19+ years as a Technology Professional working for IBM and Atlassian in various roles across Software Development, Customer Services, Partner Relations and Technical Account Management.  She brings strong analytical, problem-solving and presentation skills from her technology background to real-estate.

She has successfully acquired, rehabbed, managed, owned and operated several single-family and multi-family investment properties in the Central Texas area. She is currently invested in over 2000+ doors/units in San Antonio, DFW, Atlanta, and Phoenix MSA as a Limited Partner and over 450 doors as a General Partner and Key principal. She currently sponsors apartment investments with boots-on-the-ground partnerships in various markets throughout the country including but not limited to DFW, San Antonio, Phoenix, Atlanta to name a few.

Besides being an active investor herself, she is passionate about educating investors on passive investments and helping them on their journey toward financial freedom. She aims to educate her investors on Multifamily, Opportunity zones, and more through her “Purely Passive Investor Group” Facebook group. She also conducts frequent webinars to educate investors on various passive income investment opportunities in real estate across multifamily, hotels, senior assisted living and more.

When she’s not working on real estate, she’s spending time with her teenage daughter Anya and two puppies – Milo and Oreo, dancing salsa and bachata (her favorite dance), cooking her favorite dish, jumping off a cliff, traveling the world (38 countries and counting…), exploring new cultures, countries, and food, doing long bike rides like MS-150 or hiking her favorite trails in the Texas Hill Country.

Advice to New People: We are in the peak of the market so it's quite difficult to underwrite deals that make sense.   It is important not to rush in deals right now, exercise caution.  Find an experienced syndicator that you can trust and work with them.

About Dion:

Dion Huey is a Co-founder at Delta Bridge Capital LLC which is a multifamily real estate investment company that invests in value-add apartment communities in the United States. He earned a master's degree in finance at Northeastern University in 2017 and worked on multiple business syndications as a financial analyst for Boston-based Plateau Asset Management which is a private equity search fund that has $30 million AUM. In 2017, Dion was an analyst on a deal team that advised Citic Investment Bank's Hong Kong private equity division on the syndication of a $1.5 billion acquisition of a hotel in New York. He is currently the host of The Multifamily Investor Situation Room Podcast.

In 2010 he co-founded Rocky Mountain Education and Technology Group which is a Beijing-based education services company that has serviced more than 5,000 clients.
